Real estate crowdlending is a collaborative funding model in which a group of individuals jointly lends money to a developer or construction firm to build, buy or renovate a property. In exchange, investors receive periodic interest and the return of their principal at the end of the agreed term.
Unlike traditional crowdfunding, in crowdlending you do not buy shares nor become a co-owner of the property. You sign a loan agreement with clear conditions: amount, interest rate, maturity and real collateral, typically backed by a mortgage over the project itself.
At Ecactivo we apply this model to the Ecuadorian market, which operates in US dollars, requires mandatory notarial registration and offers mortgage guarantees filed with the Property Registry, giving each transaction strong legal certainty.
You lend part of the money a developer needs, together with other people. He builds or renovates. You collect interest every month until the project is sold or refinanced.

Our committee reviews more than 40 variables: location, appraisal, developer track record, municipal permits and projected sales flow. Only 6% to 8% of the projects we receive make it to the platform.
Each project is published with the full documentation: soil study, approved blueprints, appraisal, mortgage draft and risk analysis. Investors participate from USD 100 until the requested amount is fully covered.
Funds are transferred to the project's commercial trust, not directly to the developer. The mortgage in favour of the investors is filed with the Property Registry before the first disbursement.
You receive monthly interest to your bank account. Every quarter we publish a construction progress report with photographs, milestones and financial statements of the project.
Ecuador has used the US dollar as its official currency since the year 2000. All contracts, payments and reports are settled in USD.

It is not mandatory. We accept Ecuadorian and foreign investors of legal age, holding a valid ID document and a bank account in their name. Foreign investors must complete an enhanced due diligence (KYC) process.
While the round is open, funds are held in an escrow account managed by an authorized trust manager. If the round is not fully covered within the published period, 100% of the contributed capital is refunded within a maximum of 10 business days.
Because each deal is backed by a first-rank mortgage, we have the right to start the judicial foreclosure process on the property. Recovered funds are pro-rated among all investors in the project.
The interest paid is considered financial income and is subject to withholding at source. Ecactivo issues the monthly withholding receipts and submits the annual consolidated report to the Internal Revenue Service (SRI). Each investor is responsible for their personal tax return.
Loans are closed-term, so principal is returned at the end of the project. In 2026 we will launch an internal secondary market that will let you sell your position to other registered investors, subject to demand.
